Applied Materials (AMAT) — the future bets

Applied spent $500 million on a Singapore campus that more than doubles its cleanroom capacity there.

Applied is betting that demand will need more factories. In the quarter to July 2026 it opened "The new US$500 million Tampines Campus" in Singapore, which "more than doubles Applied’s advanced cleanroom capacity in Singapore"1. In February the chief financial officer said the company had "nearly doubled our system manufacturing capability" over several years2.

Capacity is a moat only if it is used. Applied's inventories were $6,564 million at July 20263, and it built stock ahead of demand in the second quarter, when free cash flow fell to $210 million4.

The Singapore site also spreads manufacturing beyond the United States, where almost all of Applied's long-lived assets sit5. That can help with customers in Asia; it also exposes the company to trade policy in another direction.

Capacity is also being added in people. Regular full-time employees rose from 36.1 thousand a year earlier to 38.9 thousand in the quarter to July 20266. Machines and engineers are both being added ahead of the orders the company expects.

The expansion was paid for from cash flow. Operating cash flow in the quarter to July 2026 was $3,037 million against capital spending of $707 million7. Applied can build capacity without borrowing, which lowers the cost of being wrong about demand.

The capacity is justified by the orders in hand. What would condemn it is a year of falling revenue after it is complete; inventories rising above $7 billion while revenue falls would be the warning.
