Location is the single most important determinant of a restaurant's success, and McDonald's controls one of the finest portfolios of restaurant real estate in the world — high-traffic corners, well-placed drive-thru sites, prominent locations in cities and along highways and in shopping districts — much of it secured decades ago when such sites were more available and less expensive. This portfolio is genuinely irreplaceable: the best locations in the best markets are largely taken, by McDonald's and others, and a new competitor cannot assemble an equivalent global collection of prime sites at any price. The locations themselves are a barrier to competition and a durable, appreciating asset.
Prime locations compound the rest of the moat: they drive the traffic that feeds the sales that generate the royalties and rents, they are especially valuable for the drive-thru and delivery that dominate modern quick-service, and they reinforce the ubiquity and convenience of the brand. The caveat, developed in the threat, is that consumer and retail patterns shift over time — the rise of delivery, changes in where people live, work, and drive, and evolving urban form can alter which locations are most valuable — so the portfolio must be actively managed, not merely held. But the control of prime, hard-to-replicate locations, accumulated over seventy years, is a genuine and lasting competitive advantage, and one of the clearest reasons the real-estate model is a wide-moat pillar rather than a mere financing structure — corners claimed over eight decades1.
