McDonald's (MCD) — the future bets
Five thousand restaurants funded by franchisees and taxed by headquarters — the highest-quality growth there is, and it already slipped a year.
McDonald's ended 2025 with just over 45,000 restaurants, 13,706 of them in the United States, and has committed to 50,000 — a build-out management calls the fastest period of growth in the brand's history1. The arithmetic is demanding: getting there requires roughly 2,200 net new restaurants a year, and the company plans about 2,600 gross openings in 2026 alone.
What makes this the highest-quality growth in the company is who pays for it. In a system that is about 95% franchised, the franchisee funds the building and the equipment while McDonald's collects a royalty on the sales and, very often, rent on the ground — capital-light expansion of the highest order. Five thousand restaurants is roughly an 11% increase in the fleet, and the incremental royalty flows to a corporate operating margin already above 46%.
The wrinkle is that the target has already moved. The 50,000 milestone was pushed from the end of 2027 to 2028, with the finance chief pointing to the pressured consumer and the cumulative inflation in development costs2. That is the honest tell: units get built when franchisees believe the returns are there, and franchisee confidence is the leading indicator of everything. Watch net openings against the ~2,200-a-year pace, and watch whether the 2028 date holds. A second slip would mean the value squeeze isn't a weather pattern but the climate — and that new restaurants are being opened into a customer who cannot afford them.
The build-out is real and franchisee-funded, but the 50,000 milestone moved from 2027 to 2028 on the pressured consumer and construction inflation — the first slip in the company's own headline growth promise. Units still open at record pace, so the direction holds; a second slip would turn it down, because franchisees build only where they believe the returns are.
The 50,000 target needs roughly 2,000 a year; falling below that pace would mean the target slips again.
